Our services support compliance with key Australian Standards, including AS 3666 – Air-handling and Water Systems of Buildings – Microbial Control, helping to ensure HVAC systems operate safely, efficiently, and in accordance with regulatory requirements.
We also assist clients in meeting their Essential Safety Measures (ESM) obligations relating to air conditioning and mechanical services systems, as prescribed under applicable Building Regulations.

HVAC Asset Management & Maintenance Tracking
To support effective asset management, Burns Service utilises SimPRO, a cloud-based Asset Management System that provides building owners and facility managers with complete visibility and control of their HVAC assets.
By delivering transparent, real-time asset and maintenance information, the system promotes accountability and ensures service activities are fully documented and verifiable. This provides confidence that maintenance services have been completed as scheduled and in accordance with agreed requirements.
Asset Register
A comprehensive asset register is developed and maintained onsite by our technicians. Each asset is assigned a unique barcode, with equipment details including make, model, serial number, location, photographs, and data plate information captured and recorded within the system. This creates an accurate and up-to-date inventory of HVAC assets across your facility.
Service Reporting
All maintenance activities, inspections, defects, and recommendations are recorded against individual assets, creating a complete and auditable service history. This enables facility managers to monitor asset performance, track recurring issues, and make informed maintenance and replacement decisions.
Service Scheduling & Compliance
Scheduled maintenance tasks are managed through barcode verification, ensuring technicians are physically present at each asset before work can be completed and recorded. Detailed service records are automatically linked to the asset history, providing a transparent and traceable record of all maintenance activities.
